Heating System Maintenance Check

  • Visually inspect furnace for any obvious problems
  • Clean burners and vacuum out burner compartment/heat exchanger
  • Visually inspect heat exchanger for safe operation
  • Clean flame sensors/cad cell, inspect and test thermocouple
  • Clean blower compartment
  • Inspect blower motor and lubricate as needed
  • Replace air filter (additional charges may apply for certain filters)
  • Replace oil filter as needed
  • Replace oil burner nozzle
  • Inspect, clean and adjust electrodes
  • Clean condensate trap and drain line/fittings
  • Inspect condensate pump where necessary
  • Check thermostat for proper operation/calibration
  • Check/adjust gas manifold pressure as needed
  • Check operation of all safety controls
  • Check flue for proper draft
  • Cycle unit through complete heat cycle
  • Check operation and amperage draw on units with electric heat package

Cooling System Maintenance Check

  • Visually inspect equipment for refrigerant leaks
  • Clean condenser coil and inspect coil condition
  • Check contacts and tighten electrical connections
  • Test capacitors
  • Replace air filter (additional charges may apply for certain filters)
  • Clean blower compartment
  • Inspect blower motor and lubricate as needed
  • Clean condensate trap and drain line/fittings
  • Inspect evaporator coil if necessary
  • Inspect condensate pump where necessary
  • Check thermostat for proper operation/calibration
  • Run air conditioner through cooling cycle and check refrigerant charge
  • Check operation voltage and amperage on compressor
